// in English and German, from Gothenburg
You want to move to Sweden. I know the way.
Personal advice from someone who has made the move himself. No call centre, no script.

Help in five sizes
Two ways to start a conversation
We get to know each other with no strings attached, or we work through your specific questions together, step by step. And once the move is decided, we plan it together, all the way to a written roadmap.
Free intro call
We get to know each other. You tell me where you stand, and I tell you what makes sense next.
No commitment, no agenda.
Consultation
You have specific questions. I go through them with you: structured, honest, from my own experience.
- A roadmap through the bureaucracy (personnummer, Försäkringskassan, Migrationsverket)
- Finding a flat in Gothenburg: what to look for, where to look, how to apply
- Buying property: bostadsrätt vs. villa, budgivning, financing
- Deregistering in Germany: checklist and common mistakes
- Everyday life & settling in: work, language, social life
Relocation planning with a written roadmap
For anyone who is actually planning the move. We go through your questions one by one: authorities, the right order, costs, timeline, and what has to be done before you move.
Afterwards you get a written roadmap up to moving day, with the steps, the deadlines and the offices you need to contact.

When it gets specific
At some point it's no longer about Sweden in general, it's about this one flat. From then on, articles won't help you any more. Numbers will.
Property check
You send me the Hemnet link and the documents. You get two pages back, in English or German, usually within two working days.
- The avgift compared with similar properties in the neighbourhood
- The förening: renovation fund, debt level, pantbrev
- A realistic range for the final price instead of the utgångspris
- The questions you need to ask the mäklare
- What I notice in the photos: I've been photographing properties like this for years
Viewing support
You can't fly over for every viewing. I go along, take a look at the property and call you afterwards.
- Photos and notes on what the listing doesn't tell you
- A sense of the condition, noise, light and neighbourhood
- A phone call straight afterwards

Who you'll be talking to
I'm Sebastian. In 2022 I moved from Berlin to Gothenburg: as a photographer, with no network, a list of open questions and very few answers.
What I offer you is what I was looking for back then and couldn't find: someone who really knows how it works. Not from the internet. Not from books.
I'm not a lawyer or a tax adviser. I'm someone who has made the move, knows the Swedish property market from my daily work, and can save you time and mistakes.
Frequently asked questions
How does a call work?
By video (Google Meet, Zoom) or phone. You get a link after booking. The call isn't recorded.
Do I need to prepare anything?
Not necessarily. A short message about what's on your mind most is helpful. Then I can prepare.
Can I book several hours?
Yes. Just book several slots, or arrange a follow-up appointment straight after the first call.
Is the free intro call the same as a consultation?
No. The intro call is 15 minutes to get to know each other and work out what makes sense next. The consultation is 60 minutes on your specific questions: personal, tailored to your situation.
Read up first
A lot of questions answer themselves as you read. If anything is still open afterwards, let's talk.
